Lima 2025: business management and real estate in the Pacific hub

Lima is one of the most strategically positioned cities in the Western Hemisphere. It is the natural gateway from Latin America to Asia thanks to the Callao port and the new Chancay megaport, a young workforce with strong English penetration in the urban middle class, and a regulatory environment that, despite political volatility, has remained broadly business-friendly for foreign capital.

On the business side, the opportunities cluster around three sectors: mining and energy support services, fintech and digital platforms serving an underbanked but rapidly digitising population, and B2B services for the wave of LATAM companies that increasingly operate across borders. We work with engineering firms, marketing agencies and SaaS companies on positioning, marketing reengineering and B2B lead generation, opening pipelines that often span Peru, Chile and Mexico simultaneously.

The most common mistake foreign investors make in Lima is approaching it like Bogotá or Buenos Aires. Lima is its own market, with its own cultural codes, its own decision rhythms and its own filtering mechanisms for trust. Companies that win here invest in real local presence, hire senior Peruvian leaders into decision-making roles and treat the relationship layer as a strategic asset rather than a courtesy.

On the real estate side, Lima offers a remarkably stable profile inside a volatile region. Districts like Miraflores, San Isidro, Barranco and the coastal expansion toward Asia (the seaside resort south of the city) combine quality of life with rental yields that compare favourably to most European capitals. Mid-range condos in Miraflores can deliver 6 to 8% gross yields when managed properly, with appreciation tracking the long-term growth of the formal middle class.

Lima is not for tourists, and that is precisely why the investment thesis is strong. For Italian, Spanish and European capital looking for genuine LATAM exposure without the noise of more crowded markets, the Peruvian capital remains one of the most disciplined bets you can make in 2025.
